The honest truth

What Did Your Builder Actually Fit?

Volume housebuilders — Persimmon, Barratt, Taylor Wimpey, Bellway, Vistry — are building thousands of homes across Wiltshire right now. Every one of them is fitted with the minimum carpet and vinyl grade that passes building regulations and keeps their margin intact.

That typically means a 28–32oz twist carpet, standard 10mm underlay, and basic sheet vinyl in the kitchen and bathrooms. It looks fine on handover day. Within 18 months of family use, the difference becomes obvious.

There's a more serious issue too. Most new builds have underfloor heating. Standard thick underlay blocks the heat output and voids your UFH manufacturer warranty. Many homeowners don't discover this until they have a problem — and by then, the wrong flooring has already been fitted.

Standard underlay + UFH = voided warranty

10mm standard underlay has a tog rating of ~2.5. Most UFH systems require max 1.5 tog combined (floor + underlay). Your builder almost certainly fitted the wrong spec.

28–32oz carpet wears fast under family use

Builder-grade carpet is specified for appearance on handover day, not for 10 years of family life. Most homeowners notice significant wear within 2–3 years.

Replacing flooring doesn't affect your NHBC warranty

Floor coverings are cosmetic finishes. Replacing them has no impact on your NHBC Buildmark structural warranty. You're free to upgrade at any time.
